Clarify difference between '0' and '-' in the conservation score for an amino acid alignment

The Physicochemical property conservation score documentation in Jalview is not very clear about the situations where a '-' may be seen rather than 0 for a region of an alignment containing gaps, where hardcoded thresholds come into play.

Fix up docs to better reflect what situation leads to a 0 vs a '-'.
